- Roof age (if known)
- Roof pitch (low, medium, steep)
- Number of stories
- Existing roof material
2Exterior Condition
- Shingle condition: missing, cracked, curling, blistering
- Granule loss — severity and location
- Ridge cap condition
- Drip edge condition
- Flashing condition: step, counter, chimney, pipe boots
- Gutter condition and attachment
- Fascia and soffit condition
- Evidence of previous repairs
3Structural Observations
- Sagging or uneven roof plane
- Visible decking damage or rot (from attic if accessible)
- Signs of water intrusion in attic
- Ventilation adequacy
- Rafter or truss condition (visible)

- Nearest power line distance
- Steep pitch areas requiring extra fall protection
- Fragile or soft areas on roof
- Access points for equipment and crew
